Abacoa Launches Trik Flix Film Festival

252140_blogAbacoa’s first film festival will take place Saturday, April 25, 2009.  The festival will provide an opportunity for filmmakers to present their action sports videos.  Designed for filmmakers 25 and under, the festival will allow those breaking into the industry to display their work alongside the top filmmakers in the action sports world.

Throughout the day, fans and those in the industry can benefit from pro skate and BMX sessions, filmmaking workshops and big screen premieres of young local filmmakers.

Prizes include a $10,000 scholarship, Apple products, bikes, surfboards and more.  Be full-warned, Trik Flix is expecting over 10,000 people to be in attendance.  Admission is free.

Abacoa is one of the more recent communities developed in Jupiter.  We have been residents of Abacoa for over six years.  We enjoy the close proximity of restaurants, shops, work and school.  It is a young community were the average adult age is approximately 36 yrs.  However, it caters to every age group.  It is a planned community on over 2,055 acres of land, including some areas of greenway preserves throughout the town.

Roger Dean Stadium has become the home for spring training for the St. Louis Cardinals and the Florida Marlins.  The stadium is conveniently located in the heart of Abacoa and brings great family entertainment to our community.  Other fun-filled activities include golfing at Abacoa Golf and family nights at the Abacoa Town Center.  The Abacoa Town Center is filled with retail shops and restaurants.  Most weekends at the town center are filled with live music, movies, and festivals for residents to enjoy.  Other businesses in the area inlude Florida Atlantic University and Scripps Florida Institute.  Since Scripps arrival, Abacoa has become a hub of scientific technology with the following of the Max Planck Society and other scientific institutes from around the world.

There are many community of homes that make up Abacoa.  A wide selection homes are currently for sale.  Prices begin at $84,000 for a condominium at the Village at Abacoa, located directly above the town center shops.  Townhomes in Antigua begin at $154,900 and single family homes start at $305,000 in Paseos and top out at just over $1,300,000 in Valencia.

Abacoa Green Market to Open on Saturdays

I’m looking forward to the Green Market coming to Abacoa this year.  Years previous it was always open late in the afternoon on Wednesdays.  The time made it hard for us to attend with school, sports, work, etc. 

The season opener will be Saturday, October 18.  Rain or shine the market will be open from 9 a.m. to 1 p.m. every Saturday.  Vendors will be on hand displaying fresh fruits, vegetables, artisan bread and pastries, beautiful plants and natural goods.

Bristol Management proudly presents the Battle of the Abacoa Neighborhoods on Saturday, May 31st and Sunday, June 1st.

This EXCITING 2 DAY EVENT kicks off at Roger Dean Stadium for a summertime family fun baseball game between the Palm Beach Cardinals and the St. Lucie Mets on Saturday, May 31st at 5:15 p.m. The evening will conclude with an amazing FIREWORKS DISPLAY ! Tickets for this event will be $5.00 per person and children 2 & under are free. Tickets may be purchased at the stadium or online at Roger Dean Stadium.

Each neighborhood will have a different color ‘battle’ t-shirt that represents their neighborhood and everyone will be invited out to the ball field for a pep rally to cheer on their neighborhood athletes prior to the start of the game. You can order your ‘BATTLE’ t-shirt for $4.00 at Order ‘BATTLE’ T-shirt or at the Bristol office at 1930 Commerce Lane Suite 1, Jupiter, 33458.

Let the ‘battle’ begin on Sunday, June 1st for the competitive sporting events!

The Golf Tournament will be hosted at the Abacoa Golf Club, and start at 8:00 a.m., (with registration will probably be around 7:00). It will be a shotgun start, scramble style…team of 4s! Entry fee is $70.00 per participant.

The Tennis Tournament starts at 7:00 a.m. and will be held at South Jupiter Community Park, 1501 W. Frederick Small Road, in Abacoa. It will be played ‘Rockin’ Round Robin style. Entry fee is $15.00 per participant. Limited registration

The 5K Run will be mapped out throughout Abacoa and will commence at the Town Center Amphitheater and end on HOME PLATE at Roger Dean Stadium. Entry fee is $15.00 per participant. Run will probably start 7:30 a.m. with check-in around 6:15 a.m.

AWARDS CEREMONY will be held at the TOWN CENTER AMPITHEATRE at 3:00 p.m.

What about the rest of the community? WAIT there is more…

Town Center will be having all the FUN with a Kid Zone and LIVE entertainment at the Amphitheater from 2:00 p.m. to 6:00 p.m. The Town Center stores will be having an Open House along with the yummiest Taste of Abacoa!

We encourage everyone in Abacoa to support their neighborhood and Town Center by participating. This event is designed for the Abacoa Community and we hope that its grand success will evolve it in becoming an annual event! So, MARK your calendar for May 31st & June 1st.

Florida Gives Max Planck Society $10M For Jupiter Move

The state of Florida handed over $10M earlier this month to the Max Planck Society. The hefty amount is the initial payment that was sent with an executed contract by the state to move the biotech institute to Jupiter, Florida. A second payment of $30M is scheduled for June.

The state of Florida has negotiated a separate contract from Palm Beach County’s impending contract with the institute. The combined efforts of both the state and county includes a $190 million package of government incentives, of which county funds are estimated at $87 million and are to be disbursed over the next 10 years.

The Jupiter Courier reported that a state economic analysis is projecting the Max Planck Society’s Jupiter facility to create 1,824 jobs over the next 20 years, generate $2.4 billion in labor compensation and $5.3 billion in gross state product. The paper went further to say that Forbes.com recognized the county as one of its top pics for up-and-coming tech areas. “It ranks Palm Beach County No. 3 on the Top 10 list of “Hotbeds of Tomorrow’s Technology,” behind Columbus, Ohio and Santa Fe, NM.”

The news further validates my view that a positive recovery is on the horizon. The state and county efforts to establish an internationally recognized biotech hub in Palm Beach County is one of many positive forces that will help our local real estate market bounce back. Renters Benefit from Current Jupiter and Abacoa Real Estate Market

it. It looked so easy. Just tap the equity in your primary home and wham! We’re raking in the money. No problem it’s easy money. Right about now is where you remember the saying, if it sounds too good to be true…it usually is too good to be true.

The clean up of all of this mess created by neophyte investors will take longer than necessary. Coupled with the finance problems in the mortgage industry and the tightening of money by most, if not all lending institutions, have created instant landlords out of flippers. I guess here is where I trow in the line with the realization that something is better than nothing. Yes my friends, we have a surplus of rental units on the market. In Abacoa alone the streets were lined with For Rent signs most of last year. The signs are starting to disappear one by one and the money from the rental market is flowing in again.

Opportunity! With every twist in the markets, there are opportunities for everyone. The way I see it, there’s good news and bad news.

First the good news…the surplus of rental units has created a price war amongst property owners. Locally, rent prices have dropped substantially in the last year. Renters now make “low ball” offers hoping to drive rents down even further knowing there are many eager (hungry) owners. Rental units that were commanding $2,000.00 per month now are renting for as low as $1,400.00. That’s a 30% decrease and a huge savings for the renter. That’s good news…for the renter.

The good news for the flipper now turned landlord, can see this as the opportunity that keeps him from foreclosing and allows him to wait out the market correction. (I know you are asking,”When is that?” It’s coming. Trust me. It’s just not this week.) The ultimate benefit to all this is that the lower housing costs and lower rents will make it more affordable for people to stay or move into the area. We have hardworking teachers, police officers, health professionals, etc. who have dedicated their lives to giving back to our community. We want to keep qualified and dedicated people as citizens of our community.

Now the bad news. With the surplus of rental units available in the Jupiter and Abacoa area, many rental properties are rented without properly screening tenants beforehand. Background investigations are not being conducted. Even worse, some owners are not requiring a security deposit, last month’s rent, or even any money at all to move in. Who are your new neighbors?

As an investor in Jupiter and Abacoa residential real estate, I personally take pride in my homes and tenants. I consider most of my tenants friends and would love to keep them as long as possible. I also require background checks, security deposits and last month’s rent. Have I ever had a problem with a tenant? You bet ya! Although, I do the best I can to protect myself, I have been caught a couple of times buy renters who”fled into the darkness.” However, we are ahead of the game and find the benefits far outweigh the bad.

If you have investment property and need to find a renter, work with a Realtor who can complete a background check for you. Know who is renting your property. We who live and work in Jupiter will applaud your efforts to keep our community safe. Protect yourself financially by always collecting a security deposit and last month’s rent from your tenants.
